Rent Reviews/Lease Renewals
We undertake rent reviews on behalf of Landlords and Tenants, both large and small and on all types of property including:

- Motor Trade
We can also provide Expert Witnesses to present cases to Court or Third Party.
Property Management
This tends to be in the form of ad hoc advice and extends to Schedules of Condition to be attached to Leases to protect Tenants from repairing liabilities, Dilapidations and other routine Landlord and Tenant matters. However, we can provide advice on all matters.
Valuations
We provide commercial property valuations for the purpose of acquisition, disposal, finance, probate, capital gains, company accounts or other reasons.
We are one of five specialist valuers approved by HSBC for Motor Trade valuations and provide commercial valuations for Barclays, Lloyds TSB and HSBC.
Rating Appeals
We undertake surveys and valuations for rating purposes, submit appeals and negotiate with the Valuation Officer to secure reductions in the rateable values on behalf of commercial owners and occupiers. We have a high success rate (over 95%) on behalf of clients and have achieved reductions of up to 80% which in turn results in large savings for clients. We are also part of the RICS Rating and Rent Review Help Line offering FREE ADVICE on this specialist subject. We are approved by the Retail Motor Industry Federation to advise its members.
Leasehold Reform Act
Valuations and Negotiations
We provide valuation advice in respect of lease extension and collective enfranchisement on behalf of freeholders and leaseholders. We can also negotiate the premium payable.
Building Surveys
We carry out surveys for all types of property designed to assess the condition, state of repair and full repairing liabilities attached to any building, and viability for alterations and improvements, normally preliminary to purchase.
Planning Applications/Appeals
We provide a planning service to enable clients to achieve best use for their premises and have provided advice and submitted applications on behalf of Motor Trade clients.
CDM Planning Supervisors
We act as Planning Supervisor on selected projects.
Compulsory Purchase and Compensation
Your property can be subject to a Compulsory Purchase Order if it is required for highway improvements or redevelopment. You may also be affected in other ways by a project where compulsory powers have to be exercised. As soon as you become aware of any such Scheme you should seek advice. We offer free initial advice and in many cases, our fees are recoverable from the purchasing authority as part of the planning and compensation process. You may also be entitled to compensation for disturbance.
Commercial Agents
Sales & Purchases
We act on behalf of vendors or purchasers and provide a full service rather than simply acting as introducing agent. Our proactive Agency service is available to vendors and purchasers of local commercial property, and Motor Trade premises nationwide.
Site Search
We provide a site search service for all ranges of applicants. This is intended as a proactive service, and tailors properties to applicants' specific requirements.
Party Wall Act [Etc]
We act as Party Wall surveyors on behalf of owners and adjoining owners.
LPA Receivership
We offer specialist advice in respect of debt recovery and recovery management. We are able to deal with all instructions in-house, from initial enquiry, through interim management, to final recovery. Our experience is extensive and includes property both let and with vacant possession, residential, office buildings, industrial properties, shops, portfolios, garages and car showrooms, blocks of apartments, uncompleted developments and development land.
Retrospective Valuations
We act for and advise a number of lenders and solicitors in relation to retrospective and disputed valuations.
