Rent Reviews/Lease Renewals

We undertake rent reviews on behalf of Ford Motor Company and other motor trade users, for Landlords or Tenants, and on all types of property including High Street Retail and Industrial. From time to time, we have been required to present evidence to Arbitration, and handle reviews throughout the country.

Property Management

This tends to be in the form of ad hoc advice and extends to schedules of condition, dilapidations and other routine Landlord and Tenant matters. However, the Company is able to provide a full and creative property management service.

Rates Appeals

We undertake surveys and valuations for rating purposes, submit appeals and negotiate with the Valuation Officer to secure reductions in the rateable values on behalf of commercial owners and occupiers. We have a high success rate (over 95%), with reductions of up to 53%. We are also part of the RICS Rating and Rent Review Helpline offering FREE ADVICE on this specialist subject. We are approved by the Retail Motor Industry Federation to advise its members.

Design Services

Design/Project Management

We provide a full design and project management service for motor trade clients, including the preparation of the design brief for Design and Build Contracts. Several projects have been concluded, and the Company is engaged on major projects in Hrlow, York, Reading and Basingstoke, as well as dealership refurbishments in Basildon, Southport, Wigan and Chelmsford..

Building Surveys

We carry out surveys for all types of property designed to assess the full repairing liabilities attached to any building, and viability for alterations and improvements.

Planning Applications/Appeals

We provide a planning service to enable clients to achieve best use for their premises and have provided advice and submitted applications on behalf of Ford Motor Company Limited, Shell (UK) Limited, MSF Motor Group and Glyn Hopkin amongst others. We also present planning appeal cases for submission to the Department of the Environment and at Public Inquiries.

Sales & Purchases

We produce a monthly Motor Trade Property List which incorporates most of the motor trade properties for disposal throughout the Country - including direct instructions. We act on behalf of vendors or purchasers and provide a full service rather than simply acting as introducing agent. The company has a high profile location in the county town and our proactive Agency service is available to vendors and purchasers of local commercial property.

Site Search

We provide a site search service for all ranges of applicants. This is intended as a proactive service, and tailors properties to applicants' specific requirements.

Evaluation

We provide a full property evaluation service for prospective purchasers, tenants etc. This extends to soil tests, planning and redevelopment assessments, repairs and improvements, savings in property related overheads, contaminated land etc. Our Business Buyer's Survey is designed to identify both property and business related factors affecting value, which may influence a client's purchase decision or the value of the property and give guidance on a site's future potential or liabilities which might arise after acquisition. This service has often revealed information which has enabled negotiation of a lower purchase price or even influenced clients to avoid purchasing property involving heavy environmental liabilities
